THE INSPECTION PROCESS

Before I begin any inspection I provide you with a pre inspection agreement that will outline what I do, so you can be certain of the high standards I meet.

My pre sale, inspections require several hours to complete, and begin as low as $275. This inspection starts with a review of all information provided by previous owners and the listing real estate broker. The physical inspection, begins outside the house and then moves systematically through the entire inside of the building. The major structural elements and systems of the house will be carefully inspected and detailed notes taken. This visual inspection is complemented by the use of testing equipment to evaluate systems performance to standards set by the American Society of Home Inspectors/ASHI.


Items inspected include, but are not limited to:

  • Site evaluation
  • Driveway and attached Garages
  • Exterior trim and siding
  • Roof and chimney
  • Attic and insulation
  • Foundation
  • Electrical system
  • Plumbing system
  • Heating and cooling system
  • Interior walls and ceiling
  • Interior woodwork, doors and windows
  • Kitchen and baths fixtures and cabinets
  • Major appliances
  • If particular testing needs are desired I can either provide them directly or guide you to a qualified provider that can. Requests might include:

  • Water quality tests
  • Radon testing
  • Mold testing and analysis
  • Pest inspections by full time pest specialists
  • I encourage my clients to be present when I inspect a house. By attending the inspection the client has an opportunity to ask questions, learn about the systems and structure of a building along with its proper maintenance.

    Usually within 24 hours of my inspection a written report will be in your hands! It will be a concise report that covers all areas inspected, each will be listed and evaluated. Narrative and digital photography complete my easily understood assessment of the house inspected. Where I note problems or concerns I will make clear recommendations as to how they can be addressed.
